Every development brief eventually meets the same obstacle. The gap between an idea and a buildable set of documents is wide, and it is usually filled by time and consultant fees.
As a developer, you need to engage an Architect for both the interior and exterior design, septic and water waste management consultant, structural engineers to adapt and design a set of certified structural drawings to tie the project altogether Don’t forget about the BASIX consultant for NATHERS, and a written full specification for the project to comply with the Building Code of Australia. Each engagement adds weeks to a timeline and cost to a budget, before a single trade has been booked.
Boutique Builds was developed to close this gap.
Each downloadable package includes full construction drawings, interior visualisations and detailed specifications, prepared for council submission as a Class 1 building. This is not a concept package requiring further development. It is resolved that technical documentation, built to the same standard I would deliver on a commissioned project, made available without the sequence of separate consultant engagements that traditionally precede it.
For a developer, the practical effect is a materially shorter path from decision to submission. There is no ongoing architectural fee structure to negotiate. No structural engineering brief to write and tender. The technical resolution has already been done, once, to a high standard, and made available as a repeatable asset. The only reports required for council will be the BASIX , NaThers and BUSH fire Reports. These reports are active for only 3months.
This changes the economics of a small-scale development in a meaningful way. Consultant fees on a traditional single dwelling project can represent a significant proportion of early-stage cost, before construction has even been priced. Removing this layer does not reduce the quality of the outcome. It removes the duplication of effort that occurs every time a similar brief is resolved from scratch.
It is worth being precise about what this is not. It is not a reduction in rigour. The documentation is built to the same council submission standard as a fully commissioned design, because it was developed using exactly that process, once, and made available for reuse.
For a developer or operator planning a single retreat, or a small portfolio of them, the practical question becomes how many of these traditional barriers are necessary to achieve a well resolved outcome, and how many exist simply because that has been the industry default.
